We provide turnkey solutions
Most skylights last 20 to 30 years. After that, seals harden, glazing units fail and flashing starts to let water in. A small drip around a skylight can quietly damage plaster, timber and insulation long before anyone notices.
Arbor Skylights replaces ageing skylights of every brand and age across London, working in areas including Putney, Fulham and Wimbledon. We remove the old unit, check the surrounding timbers and fit a modern replacement with new flashing and insulation, usually in the existing opening.
Whether your skylight is leaking, has misted up between the panes, has become hard to open or simply makes the room cold, we’ll recommend a replacement that fixes the cause, not just the symptom.
We work with every generation of skylight and roof window, including discontinued models and unusual sizes.
New flashing, seals and underfelt collars are part of every replacement, because that's where most leaks start.
We assess the existing skylight and the roof around it before recommending like-for-like, upgrade or repair.
Many skylights can be replaced from inside the room, often without scaffolding.
Modern replacements insulate far better and are designed to stay watertight for decades.
The same size and style in a modern, better-insulated unit, fitted in the existing opening.
We replace failed skylights and renew the flashing and seals so the leak doesn't return.
Swap single-glazed or early double-glazed units for modern, energy-efficient skylights.
Replace a fixed skylight with an opening one for ventilation, with manual, electric or solar control.
Where the roof structure allows, upsize the opening for noticeably more daylight.
Replace several skylights in one visit for a consistent look and performance throughout the house.
Arbor Skylights provides professional skylight replacement across London, helping homeowners upgrade old, damaged and inefficient skylights in areas including Wandsworth, Putney and Fulham. Every replacement is fitted to the same standard for weatherproofing, insulation and finish.
Over time, skylights lose performance through worn seals, tired glazing and degraded flashing. Replacing them improves insulation, stops draughts and leaks, and refreshes the look of the room without changing the roof structure.
Modern replacement skylights also bring smoother operation, better glazing options and accessories such as blackout and heat-reducing blinds. Whether you’re replacing one skylight or several, we’ll recommend the right specification for each room.
We survey every skylight before we quote and explain the options clearly, including when a repair is the better choice. From first contact to handover, we provide a professional replacement service across South West London, including Clapham, Battersea, Wimbledon and Richmond.

Arbor Skylights was set up for one reason. Most homeowners who need a new skylight or a replacement Velux end up with a general builder, for whom roof windows are a small side job. That is where leaks, poor flashing and rough internal finishes come from.
We took the opposite approach. Skylights, Velux roof windows and flat roof windows are our only trade. Our installers have more than 35 years’ experience and have fitted more than 200k windows across London, from Victorian terraces with narrow staircases to modern flat-roof extensions.
The name says what we care about. An arbor is a shaded space in a garden; we open it to the sky. Every project starts with the same question: how do we bring the most daylight into this room, without ever letting the weather in?
Common signs are water stains, misting between the panes, draughts, rotten timber and a stiff or broken opening mechanism.
In most cases, yes. Modern replacements are available in standard sizes that fit existing openings, which keeps cost and disruption down.
The cost depends on the size, the type of skylight and roof access. Like-for-like replacement is the most affordable option. We give a fixed price after seeing photos or surveying the skylight.
Most straightforward replacements are completed within a day per skylight.
Often, yes. Many skylights can be replaced from inside the room. Where outside access is needed, we explain why in the quote.
Usually not, if the new skylight is a similar size and position. Listed buildings and some conservation areas may need consent even for like-for-like replacement.
Yes, in most cases. An opening skylight adds ventilation, and electric or solar versions can be operated by remote control.
