How much does a skylight cost to install in London?

The cost depends on the window size, the roof type and whether a new opening is needed. Replacing a like-for-like Velux is the most affordable job; a new flat roof window on an extension costs more because of the upstand and structural work. Arbor Skylights gives a fixed written quote after a survey.

Do I need planning permission for a skylight?

Usually not. Most skylights in England fall under permitted development if they do not project more than 150mm from the roof slope and do not sit higher than the highest part of the roof. Listed buildings, conservation areas and flats often need consent.

How long does skylight installation take?

Most replacements take less than a day per window. A new skylight or flat roof window usually takes 1 to 2 days, depending on the roof structure and internal finishing.

Can you replace a Velux window without scaffolding?

Often, yes. Velux roof windows are designed to be installed from inside the room, so many like-for-like replacements need no scaffolding. Access is confirmed at the survey.

What is the difference between a skylight, a roof window and a rooflight?

The terms overlap. A roof window usually opens and sits in a pitched roof, like a Velux. A rooflight or skylight is often fixed or set into a flat roof. Arbor Skylights installs and replaces all three.

Specialists in natural light

Arbor Skylights was set up for one reason. Most homeowners who need a new skylight or a replacement Velux end up with a general builder, for whom roof windows are a small side job.

That is where leaks, poor flashing and rough internal finishes come from. We took the opposite approach. Skylights, Velux roof windows and flat roof windows are our only trade.

Our installers have more than 15 years’ experience and have fitted 100s of windows across London, from Victorian terraces with narrow staircases to modern flat-roof extensions.

The name says what we care about. An arbor is a shaded space in a garden; we open it to the sky. Every project starts with the same question: how do we bring the most daylight into this room, without ever letting the weather in?

What we stand for

How we work

01/04

Do it right the first time.

We use the correct flashing, seals and insulation collars for every roof type. A window that is fitted properly does not come back to haunt you.

Tell the truth.

If your existing window only needs a new seal or glazing unit, we say so. We would rather earn your trust than sell you a window you do not need.

03/04

Respect your home.

Dust sheets, protected floors, tidy work areas and a full clean-up before we leave.

04/04

Keep you informed.

One point of contact, a confirmed install date, and updates if anything changes.
