Not general builders, pros only
We provide turnkey solutions
A new skylight changes how a room feels more than almost any other home improvement. Light from above travels deeper into a space than light from a wall window, so even a modest skylight can brighten a landing, a bathroom or a top-floor bedroom that never sees the sun.
Arbor Skylights are specialist skylight installers in London, working on terraces, semis, flats and extensions in areas including Highgate, Crouch End and Muswell Hill. Skylights and roof windows are our only trade, which means the details that cause problems for general builders, such as trimming rafters, choosing the right flashing and finishing the internal reveal, are the details we know best.
Every installation starts with the roof itself. We look at the structure, the covering and the room below, then recommend a skylight size and position that gives the most light without compromising the roof.
We plan each skylight around where the light will fall, so the room gets the benefit all day.

Correct flashing, seals and underfelt collars are fitted as standard on every installation.
We'll tell you which skylight suits your space and budget, including when a smaller unit will do the job.
Neat, lined reveals that are ready to paint, with dust sheets down throughout.
We offer a full range of new skylight installations across London, matched to the room, the roof and how you use the space.
The most light for the lowest cost, ideal for hallways, stairwells and rooms that don't need extra ventilation.
Manual, electric or solar-powered opening skylights for bathrooms, kitchens and bedrooms that need fresh air.
Skylights fitted on an insulated upstand for extensions and flat-roofed rooms, sealed into the roof covering.
Roof windows fitted between the rafters of tiled and slate roofs, with flashing matched to your roof covering.
Slim, low-profile skylights for period homes, listed buildings and conservation areas.
Where needed, we trim rafters or joists to form a properly supported opening before the skylight goes in.
Arbor Skylights provides professional skylight installation in London for homes and properties across areas including Islington, Hampstead and Finchley. We install a wide range of skylights and roof lights, and every one is fitted to the same standard for weatherproofing, insulation and finish.
Whether you’re adding a skylight to a dark landing, brightening a kitchen extension or opening up a loft room, we tailor the installation to your property. That means the right size, the right glazing and the right flashing kit for your roof, fitted so the skylight works as part of the roof rather than a weak point in it.
A well-placed skylight can transform a gloomy room into the brightest space in the house. Modern units also insulate far better than older roof lights, so you gain daylight without losing heat in winter.
We assess every roof before we quote and recommend the most suitable option for your space. From survey to handover, we provide a clear, professional service across North London, including Camden, Highgate, Crouch End and Muswell Hill.

Installation
Most new skylights take 1 to 2 days, including the opening, flashing and weatherproofing.
Finishing
We line the internal reveal, tidy up and show you how the skylight works.
Daylight from above makes rooms feel larger and less enclosed, especially under sloping ceilings.
Skylights bring daylight into hallways, stairwells and internal rooms that have no outside wall.
Opening skylights let warm, moist air escape from bathrooms and kitchens.
Light comes in from the sky, not the street, which makes skylights ideal for bathrooms and bedrooms.
Modern double and triple glazing keeps heat in and helps reduce reliance on artificial lighting.
A well-positioned skylight adds a subtle architectural feature without changing the look of the house from the street.
We install new skylights throughout London, with regular projects in Islington, Camden, Hampstead, Highgate, Crouch End, Muswell Hill and Finchley.
We also cover Kentish Town, Highbury, Stoke Newington, Hackney and Walthamstow in North and East London; Ealing, Chiswick, Kensington and Notting Hill in the West; Clapham, Wandsworth, Putney and Richmond in the South West; and Dulwich, Greenwich and Blackheath in the South East. Arbor Skylights was set up for one reason. Most homeowners who need a new skylight or a replacement Velux end up with a general builder, for whom roof windows are a small side job. That is where leaks, poor flashing and rough internal finishes come from.
We took the opposite approach. Skylights, Velux roof windows and flat roof windows are our only trade. Our installers have more than 35 years’ experience and have fitted more than 200k windows across London, from Victorian terraces with narrow staircases to modern flat-roof extensions.
The name says what we care about. An arbor is a shaded space in a garden; we open it to the sky. Every project starts with the same question: how do we bring the most daylight into this room, without ever letting the weather in?
The terms are largely interchangeable. “Roof light” is often used for flat roof units, while “skylight” covers both flat and pitched roof windows.
The price depends on the skylight size, the roof type and how much internal finishing is needed. A standard skylight in a tiled pitched roof is the simplest job; flat roofs and larger openings cost more. We give a fixed quote after a survey.
Usually not. Most skylights are permitted development if they project no more than 150mm from the roof and sit below the highest part of the roof. Listed buildings, conservation areas, flats and maisonettes may need consent.
Yes. A new skylight alters the roof structure and must meet structural and thermal standards. We install to current regulations and advise on the approval route for your project.
Most new skylights take 1 to 2 days, including forming the opening, flashing and internal finishing. Larger openings can take longer.
Not with the right glazing. Solar-control glass and external blinds block much of the heat, so skylights stay comfortable year-round.
Some do. Fixed skylights maximise light, while opening skylights add ventilation, with manual, electric or solar-powered control.
Very little. An occasional clean and a check that seals and flashing are in good condition keep a skylight performing for decades.
